Critical Utilities Improvement

Reliability, monitoring and energy improvements across chilled water, HVAC/AHU and compressed-air utility systems.

Engineering case study · qualitative outcomes

Project overview

Problem / Context

Chiller, pump and cooling-tower faults, limited condition monitoring and incomplete maintenance data affected chilled-water operations. HVAC/AHU systems faced environmental deviations, equipment faults and incomplete BMS visibility. Compressed-air operations had leakage and inefficient energy use or compressor sequencing.

Solution

Enhanced maintenance planning and troubleshooting for chilled-water equipment; improved BMS alarms and history. For HVAC/AHU, strengthened sensor calibration, equipment troubleshooting, BMS trends and inspection practices. For compressed air, investigated leaks, adjusted compressor sequencing and monitored pressure, runtime and energy use.

My Role

Project Lead — root-cause assessment, technical troubleshooting, utility maintenance planning, BMS/monitoring improvement, energy and system optimization, team and contractor coordination, and corrective-action follow-up.

Chiller & cooling water

Approach: revised PM/checklists, equipment fault analysis, BMS alarms, and maintenance history review. Reported result: improved availability and earlier detection of abnormal conditions.

HVAC / AHU

Approach: sensor inspection/calibration, AHU and fan troubleshooting, improved BMS alarms/trends, and PM revisions. Reported result: more consistent temperature and humidity, better system visibility and faster troubleshooting.

Compressed air

Approach: leakage identification and repair, compressor sequencing/load-unload adjustments, energy review, and monitoring of pressure/runtime/energy. Reported result: improved efficiency, sequencing and monitoring visibility.

Outcome

Reported outcomes: better chilled-water availability and earlier fault detection; more consistent HVAC temperature/humidity control, improved BMS visibility and faster troubleshooting; improved compressed-air energy efficiency, sequencing and operating-data visibility. No numerical savings or uptime figures are claimed.
